The Project
Weightmans were looking for Scotwood to provide a design and fit out service for their new Glasgow office in the Ink building. Scotwood appointed Leftcity as the architects and we took the project from design intent through to building warrant stage whilst the costs were in line with expectations. The CAT B fit out on the 7th floor at the Ink building was approx 4,000 sq ft where there is extensive wrap around glazing which provides stunning views of Glasgow and the river Clyde.
The project was programme was 10 weeks and was a full design and build method of procurement meaning one point of contact throughout the project lifecycle and beyond. It combines the design and construction phases into one, reducing time, cost and risk and giving landlords and clients a single point of contact.
Once the fit out design had been approved along with building warrant, the design consisted of new meeting spaces which had to be acoustically rated and approved, collaboration areas and formal reception area. There was a fully fitted kitchen and breakout space. Scotwood used Ocula glazing to offer an acoustic rating of 47Db. Existing services were adapted and added to allow for comfort cooling and ventilation to all enclosed areas . Feature lighting was added to various areas and Scotwood created bespoke joinery items to finish off the suite to a high standard.
Working closely with the client’s marketing teams , digital prints , manifestation and neon signage were designed to create the full branding package . The loose furniture was also part of our package and we worked seamlessly to ensure the right fabrics, recycled qualities were all captured.
New flooring , decorations , curtains and blinds completed the fit out .
Scope of Works
Scotwood was appointed by Weightmans to deliver a Design & Build contract Cat B Fit out of the Level 7 at the Ink Building in Glasgow. We appointed LeftCity Architects to deliver on the design phase leading through to full building warrant approval/construction issue drawings. The brief was to design a functional yet stylish scheme, we provided a turnkey solution from initial strip-out to creating flexible workspaces, meeting rooms, breakout areas, and tea prep zones. Additionally, we managed a full M&E installation, including where we also tied in with the existing BMS system to satisfy the landlord. There was a full loose furniture brief that was delivered by Infiniti that had to bring in the corporate look and feel from their other UK offices. The result is a modern, high-spec environment that appeals to their professional environment.
Key Delivery Aspects
We integrated base-build (Cat A) and tenant focused (Cat B) works to produce a streamlined final result, ensuring M&E and structural upgrades were completed first to avoid rework. The new contemporary feel on level 7 introduces a bright look with all the elevations being glazed whilst the acoustic rated meeting rooms and mix of open-plan desks, kitchens and collaborative spaces accented by bespoke timber panelling, acoustic ceiling rafts, and Ocula banded screens. Our turnkey M&E approach covered heating, cooling, ventilation, and power distribution. Using an ISO 9001–aligned framework, we conducted hold-point inspections at major milestones and relied on trade self-checks to uphold quality. Throughout, we coordinated closely with the landlord’s representative and LeftCity, maintaining transparent communication and advancing the project in line with the building’s overall asset strategy
Lessons Learned
Early M&E Coordination: Establishing final mechanical and electrical routes early prevented clashes between Cat A shell improvements and Cat B tenant modifications.
Through a multi-phase Cat B fit-out at Ink building, Scotwood delivered modern, flexible spaces within tight timescales and an ISO 9001 aligned quality framework. Our turnkey approach (Architecture, M&E design to finishing works) ensured a cohesive end product that meets contemporary workplace demands. By seamlessly coordinating design teams, landlords, and specialist suppliers, we produced a sleek, future-ready environment that underscores the building’s appeal to both existing
and incoming tenants.
