Oxygen Manchester
The Project
Specwall was used in the construction of Oxygen – an £85m Manchester development, boasting 32-storeys and 365 luxury apartments.
Specwall successfully replaced blockwork as the contiguous pile wall lining around the perimeter, and MF walls in the swimming pool changing rooms, the sauna, and plant rooms.
Specwall does not require scaffolding to install, which allowed three operatives to install 305sqm of Specwall in one week. This feat of construction speaks to the speed and cleanliness of Specwall compared to traditional blockwork – 120 man-hours to install Specwall against 270 for traditional clockwork.
The time saving sits alongside a significant cost saving – Specwall approximate cost of £18k including prelims, whereas blockwork would be approximately £34.5k priced at rates with prelims.
Furthermore, despite installing such a large area of wall in a week, Specwall generated less than 0.5% waste, and the majority of that was reused as off-cuts during construction. The rest is 100% recyclable, including the small amount of dust generated during installation.
With the working areas exposed to the elements due to the crane towers being in place, plasterboard walls would have been damaged – Specwall removed this risk. Additionally, it was too early for plasterboard wall letterbox details to be installed, but again this was not an issue for Specwall as penetrations can be cut with no requirement for additional support.
Scope of Works
• The scope of this package comprises the design, supply and installation of Specwall as an internal partition system & liner wall to the basement car park and spa areas.
