The Project

We completed a high-specification interior fit-out for 71 High Holborn in partnership with Unispace, creating a modern space that reflects the future of work and collaboration. Our work involved installing advanced partitions, curved bulkheads, stepped ceilings, and specialist finishes, including timber slatted, perforated plasterboard, and tiled ceilings.
Key elements of the project included bespoke wall linings, custom-built bulkheads and ceilings, and high-level acoustic treatments that balanced aesthetic and functional requirements. We also installed specialized access panels and integrated services to support the space’s advanced technology infrastructure.
The executive boardroom, with its innovative partitions and ceiling solutions, provides a sophisticated setting for meetings. This project highlights our expertise in delivering complex, high-quality fit-outs for flexible, modern workspaces.

Scope of Works

• Plasterboard Partitions
  Installed plasterboard partitions including detailed areas.
  Supplied and installed supports for AV screens, infilled hollow rib deck, and boxed out existing perimeter columns to align with revised setting out.
  Supplied new 25mm deflection head detail for slab-to-slab partitions and 12mm ply strengthening to partition cavities up to 2400mm high.
  Completed solid partitioning abutments, mullion abutments, and boxed out beams.
• Skirtings
  Installed 100x12mm MDF skirtings.
• Suspended & Feature Ceilings
  Installed ceiling void acoustic and fire barriers, with allowance for 600x600mm access panels.
• Specialist Ceilings
  Installed new acoustic plasterboard (Décor Vogl), reused metal ceiling, installed timber veneer portals, and various other specialist ceiling elements.
  Installed vapour soft trail and panels with LED lights in the Boardroom (Arktura).
• Room 6.23
  Closed off voids and reinstated cladding.
• Install Hanging Planters
  Installed sprayed white Unistrut supports, brackets, clamps, and planter frames.
• Blind Box Details
• GRG Column Casing
  Supplied and installed 750mm diameter GRG column casings.
• Fire Line Column Boxings
• Phase 1 to 2 Breakthrough
  Removed wall for the Phase 1 to 2 breakthrough and removed temporary walls from previously accelerated areas.
  Completed ceiling bays to extend the accelerated area to the glazed partition line.
  Installed wall recesses for AV screens and six jointed access panels.
• North Margin Detail for Blinds
  Constructed margin for blinds per provided sketch.
• Curtain Tracks
  Created recesses for curtain tracks, including ply patress and fixing.
